The Property is uniquely situated with frontage on the I-35 access road/Stemmons freeway in Brookhollow, a top performing submarket in Dallas, TX. The land totals 5.34 AC and was purchased in April 2022. Shoal Creek is currently under construction on the project and expects it to completed by the end of July 2024. Roughly 80,000 feet across two buildings of flex warehouse space will be constructed on the site.
4723 Memphis Street is a 2,000 square-foot showroom space in the Dallas Design District that serves as Shoal Creek’s headquarters. The property was previously being operated as a firearms and ammunition store prior to Shoal Creek’s acquisition and renovation. The future user of the building will likely be an art studio, gallery, or small business given its strong location in central Dallas and flexible zoning.
2707 Satsuma Drive is a 26,475 square-foot industrial building situated on 1.10 AC in Dallas’ North Hines submarket. The Property is currently occupied by outdoor lighting company, Techlight. Techlight originally purchased 2707 Satsuma Dr. in 2001 and has operated the property since. Given the functional layout of the building and central location, SCC plans to either re-lease the asset or exit via user-sale.
3409 Raider Drive is a 36,040 square-foot industrial building situated on 2.52 AC that is fully-leased to Cummings Electrical Supply. Raider features access corridors along both sides of the building with multiple entry points along with half an acre of paved parking/storage. The Property is in the W DFW Airport/Grapevine industrial submarket, strategically positioned 5 minutes from the 121 and 183 interchange, 12 minutes to DFW airport.
3115 Halifax Street is a vacant 13,421 square-foot warehouse located in Dallas’ West Brookhollow submarket, adjacent to I-35. Immediately following acquisition, SCC implemented a large renovation plan to reposition the asset, including interior & exterior paint, new fencing, adding an outside storage yard, and various interior upgrades and build-out. Upon completion of the renovation, SCC will lease the asset to a high-quality long-term tenant.
3600 Kim Dr. is a freestanding 21,312 square-foot warehouse situated on 1.18 AC in central Irving, TX just off Belt Line Road. SCC plans to renovate the asset and cleanly bifurcate the space into more efficient and usable suite sizes.
10850 Harry Hines Blvd is a 190,000 RSF multi-tenant warehouse located in the Hines Corridor of West Dallas. The Property was largely decimated by a tornado that hit North Dallas in October 2019 and has since undergone major reconstruction and renovations, in addition to adding ~20,000 RSF of small retail space. The project is now fully leased to a broad range of tenants, including furniture, auto, fabric, and surplus supply retailers.
4902 Don Drive is a 5,219 square-foot flex space situated on 0.25-AC in Dallas’ West Brookhollow submarket. The asset has been occupied by Crystal Clear Sound for over 25 years and is operated as a sound recording studio. Improvements include a specialized recording space, 14' clear height, a side load door, and sizable front parking lot. Tenant Crystal Clear Sound is owned by Kent Stump and has been one of the premier recording studios in North Texas since 1978.
2100 East Main Street (Bldg. B) is a 6,018 square-foot freestanding, single-tenant flex building situated on 0.36 AC in the central corridor of Grand Prairie. The asset features ample parking, an outdoor storage area, one dock well and one grade-level dock door. SCC negotiated multiple renovations that were performed at the seller’s cost prior to close, including renovating the office space and bathrooms, repainting office and warehouse space, and minor foundation repairs. The property is leased to Zoom Performance, a high-performance car repair business.
205 Executive Way is an 8,750 square-foot freestanding, multitenant flex building on 0.57 AC. The property is situated in DeSoto, less than 2 miles from I-35, I-20, and Highway 67. The asset features three suites, ample parking, rear-configuration grade-level loading, and consists of approx. 20% office. The property is currently 66% leased and tenants include Star Foundation Repair and Solar Cowboys, a solar contracting business. SCC plans to perform cosmetic upgrades and lease the vacant suite.
3011 I-30 is a ~2.8 AC site located just west of Downtown Dallas on the I-30 access road. SCC acquired the site Q2 2024 and plans to develop a shallow-bay warehouse facility on the site. Substantial dirt work, grading, and retention will be required prior to breaking ground. The site is currently zoned for industrial uses.
8700 Sovereign Row is a freestanding, single-tenant, 14,000 square-foot masonry warehouse. The asset is situated on 1 AC in the heart of Brookhollow, less than 0.5 miles from TX-114 and I-35. SCC acquired the asset off-market in Q2 2024 and implemented a substantial renovation plan that includes new office space and repairing the building’s foundation. Once completed, SCC will list the building for lease. The asset also features a cell tower that is 100% leased to Crown Castle.
SCC acquired ~2.5 AC at 7734 Forney Road in Q1 2024. The site is well-located in East Dallas, adjacent to Skyline High School, and approx. 1 mile from I-30 and 1.5 miles from I-635. SCC ultimately plans to develop a 30,000-40,000 square-feet industrial park on the site and has already initiated the permitting and entitlement process. The site is currently zoned for industrial uses.
2031 Quincy Street is a 10,600 SF warehouse situated on 1.02 AC in the Eastern Lonestar/Turnpike industrial submarket of West Dallas. The Property was occupied by a roofing supply company from 2004-2022 and was vacated in December 2022 in order to free the space up to undergo renovation in Q1 2023. Renovations will include a regrading of the yard space, adding new electrical and pluming systems, and renovating 2,500 SF of office space. SCC sold this asset in Q4 2023.
3251 Oradell Lane is a 10,034 square-foot industrial building situated on 0.43 AC adjacent to Bachman Lake and Love Field Airport. The asset is in a unique industrial pocket proximate to affluent neighborhoods and with limited surrounding supply. SCC added value by releasing and repositioned the building over a 17-month hold period. SCC sold this asset in Q4 of 2024.
