  2031 Quincy Street is a 10,600 SF warehouse situated on 1.02 AC in the Eastern Lonestar/Turnpike industrial submarket of West Dallas. The Property was occupied by a roofing supply company from 2004-2022 and was vacated in December 2022 in order to free the space up to undergo renovation in Q1 2023. Renovations will include a regrading of the yard space, adding new electrical and pluming systems, and renovating 2,500 SF of office space. SCC sold this asset in Q4 2023.

 8733 & 8711 Stemmons Freeway / Trinity Industrial Park consists of a two-building, Class A, cross-dock industrial park totaling approximately 78,000 square-feet. The asset is located on the I-35E access road in Brookhollow, a top-performing submarket in Dallas, TX.  Shoal Creek acquired the land, managed design and construction, and delivered and sold both buildings in Q4 2024.

3251 Oradell Lane is a 10,034 square-foot industrial building situated on 0.43 AC adjacent to Bachman Lake and Love Field Airport. The asset is in a unique industrial pocket proximate to affluent neighborhoods and with limited surrounding supply. SCC added value by releasing and repositioned the building over a 17-month hold period. SCC sold this asset in Q4 of 2024.
